Property have concluded a number of sales to ‘owner- occupier’ investors
as business owners realize the benefit to owning their own buildings due
to the high rental escalations in the Western Cape and City Bowl. “Due
the current economic downturn and insurgent recession the market to
purchase is ideal for commercial property and customizing to your
companies needs”, says Andrew Dewey. A good example of this is the
recent sale of 20-22 Waterkant Street for an undisclosed amount which a
private landlord will renovate for their own use as a travel agency. The
remaining floors will be let and allows the owner expansion in the
future.
Although vacancy factors have still remain in the 10-12% region over the last quarter there is still an unprecedented upward movement in asking rentals, with parking rates especially becoming an ‘un negotiable’ rental for most Landlords.
